What to actually look for when booking a villa
The seven things that matter — and the five that travel sites make you worry about unnecessarily.

We process a few thousand bookings a month. Guests who have amazing trips and guests who don't mostly differ on which questions they asked before booking. Here's the list.
The seven things that matter
- Is there a caretaker on-site or on-call? Makes or breaks the stay. ‘Self check-in’ sounds nice until the geyser stops working.
- Does the property have power backup? In India, this is not optional.
- What's the water situation? Some villas are on borewell (which can run dry in summer). Some have 24-hour municipal supply. Ask.
- Is the AC reliable? Old properties might have one unit for the whole house. In May, that's a problem.
- Kitchen access? If you're self-catering, confirm gas, utensils, filtered water. If you're not, confirm meal options and timings.
- Road access? Some hill properties have a 500-metre walk from the parking spot. Not great with luggage.
- Mobile signal? For some, this is a feature. For most, it's a dealbreaker.
The five things travel sites overhype
- Five-star ratings — a new property with no reviews isn't worse than an old property with 120.
- Photos with wide-angle lenses — every room on every platform looks bigger than it is. Look at the floor plan.
- ‘Hosted’ vs ‘self-hosted’ — matters less than whether the caretaker is responsive.
- ‘Verified’ badges — every platform uses the word differently. Ask what it actually means.
- Price per night — what matters is total cost including extras. A ₹10k/night villa that charges ₹500 per extra person may be cheaper than a ₹9k one that doesn't.
